In the Homeowners Manual as of 2007-11 I found the following issues while HTML'izing it.
Gas leaks – is Atlanta Gas Light the correct emergency contact?
I believe the statement that “No visitor will be admitted without written permission.” is inaccurate. When a resident is contacted by phone by the Front Desk, the visitor simply signs in – no written authorization is required. Perhaps it would be better to simply omit the word “written”.
This states that the Front Desk personnel will “tow unauthorized vehicles at the owner’s request.” It seems to me that the owner of an unauthorized vehicle will seldom ask for his vehicle to be towed – don’t we really mean “at the request of the owner of the parking space the unauthorized vehicle is blocking”? Alternatively, it might be better to simply leave out the phrase “at the owner’s request” and rely on the reference “(see Towing)” referring to section 6.8.
The original document says
“Lock outs from units are the homeowner’s responsibility. The Management Office maintains the unit keys. Concierge staff does not have access to any unit keys. After hours, the concierge will gladly call a locksmith on behalf of the homeowner.”
I have revised this to say “During office hours, you may obtain one of the keys that the Manager keeps in the office safe.” Is this accurate?
The statement that, in the event of a tornado warning, “If you are in the lobby area, move to the Parking level.” This appears to be incorrect, perhaps copied from a document describing another facility (as is the reference to tennis courts elsewhere in the original document, which I have removed). What should the procedure be in this case?
This states that Fire Escape plans are posted on each floor – not true. If we are not going to do this, we should not say we have done it – after the fact someone would be reasonably justified in asserting that we were negligent in not doing what we said we would.
This states that only pets weighing less than 2 (two) pounds are permitted. My cat, which is not of abnormal size, weighs about 15 pounds – this is obviously a mistake. I suppose 20 pounds might have been intended but is that really our pet cut-off and do we enforce it?
I believe this section is in error – it says the cleaning of the exterior of balcony windows is neither the responsibility of the homeowner or the association!
“B. Homeowner's Responsibilities (basically anything inside your unit):
1.All glass surfaces (except exterior cleaning of balcony windows); “
The next section says:
“C. Association's Responsibilities (basically anything outside of your unit):
4. Periodic cleaning of exterior window surfaces (except balcony windows); “
This states that the semi-annual HVAC preventive maintenance is one type of “non-emergency routine” maintenance request. The manual is not clear on who pays for the semi-annual preventive maintenance that the association performs whether the homeowner request it or not. If I am not mistaken, this cost is borne by the Association.
This is the cost for lock replacement:
“Deadbolt Lock replace or re-key (2)… $ 50.00 per lock, labor included”
The question is what does the 2 in parentheses mean – is the cost for 2 locks, or for 1, as “per lock” states?
